Christmas Moratorium 2025
Manchester Building Society is committed to providing ongoing support to those in financial difficulty, especially those who may be worried about making their mortgage payments.
The Society recognises that the upcoming Christmas period may be financially stressful for borrowers.
To provide certainty Manchester Building Society has agreed, to a voluntary Christmas Moratorium which means that no customer will lose their home over the festive season.
Between Monday 15 December 2025 and Monday 5 January 2026
- England, Wales and Northern Ireland: Monday 15 December – Thursday 1 January (inclusive) .
- Scotland: Monday 15 December – Friday 2 January (inclusive)
Members of UK Finance and the Building Societies Association (BSA) have agreed that they will not seek, nor enforce, a warrant for possession for residential and buy-to-let properties. There are some exceptional circumstances when we may continue with possession. This might be where the property is vacant, the customer is deceased, or where a borrower requests that proceedings continue.
This means that for consumers who have already been to court, and a judge has granted a possession order, we will not take any additional steps during the Moratorium period.
The Society will continue to communicate to customers about how you could get back on track. Even where we obtain a Possession Order, possession is not necessarily a foregone conclusion, and you can restart paying some of your mortgage we will continue to support you.
For renters whose landlords are in financial difficulty, we will continue to appoint Receivers of Rent during this period. Appointment of a Receiver of Rent allows a tenant to remain in the property while the lender takes possession action.

There are options that might be right for you which help tackle the problem early. Telling us about difficulties with paying your mortgage will not affect your credit rating.
